Moisture Inspection
Suspect a shower leak?
Concerned about high moisture readings?
Water outside the shower, damp patches or signs of damage? Or has another inspection raised concerns about moisture in your bathroom? BathMetric’s independent Moisture Inspection helps you understand the findings and what to do next.
You receive a clear, photo-supported report explaining what needs attention, what remains uncertain and any further checks recommended.
Clear findings. Practical next steps.
Your report explains the findings in plain language. It provides a record you can use to plan maintenance, discuss repairs or arrange further investigation.
-
Understand the concern: Photographs, relevant thermal images and readings showing the conditions identified and what may be contributing to the problem.
-
Decide what comes next: Prioritised recommendations for attention, monitoring or further checks, including anything the inspection could not establish.
-
Ask questions: One clarification call to discuss your report and recommendations.
How we investigate.
We start with what you’ve noticed, when it happens and any previous repairs. We then assess the visual findings, moisture readings and thermal observations together.
-
Visual checks: We examine accessible shower surfaces, seals, grout, bathroom finishes, and adjoining areas for signs of unwanted water or damage.
-
Moisture readings: We select meters and settings suited to the material, including the Tramex MEX5 with its non-invasive shallow and deeper reading modes. We assess readings against suitable reference areas and the materials involved, not automatically as moisture percentages.
-
Infrared imaging: A thermal camera helps identify surface-temperature patterns for closer checking, not proof of a leak (FLIR, HIK thermal imaging and moisture). We consider these alongside the other findings and explain any conditions limiting the assessment.

Beneath the bathroom.
Where needed and safely accessible, we will endeavour to inspect the underside of the bathroom floor and relevant adjoining areas. Any inaccessible or concealed areas will be recorded in your report.
With permission from the owner or an authorised representative, we may temporarily move suitable non-foil insulation obstructing the view. We only move sections that can be safely repositioned without damage and put them back afterwards.
Where metallic foil insulation is present or suspected, we will not enter the affected area or disturb the foil pending an appropriate electrical safety assessment. Any resulting restrictions and recommended next steps will be explained.
Looking outside where relevant.
We also check relevant, safely accessible exterior areas where the concern warrants it, such as nearby windows, cladding junctions and visible drainage arrangements. This helps us consider external contributors rather than assuming the shower is the source.
Already had an inspection?
If another inspector reported high moisture readings, BathMetric can independently recheck the areas of concern. We compare our readings with the visible condition, materials, and other findings, then explain what the evidence indicates.
If you have the earlier report, share the relevant findings and photographs so we can understand what prompted your concern. Our assessment provides an independent opinion, not a promise to confirm or overturn the earlier conclusion.
Scope and limits.
This is a non-destructive assessment of accessible conditions at the visit, not a guarantee that every leak or concealed defect will be found. Unresolved concerns and recommended further investigation are explained in your report.
It excludes opening walls, removing tiles, dismantling fittings, dedicated shower leak or pressure testing, and repairs. It is not waterproofing certification or a whole-house building or weathertightness inspection.
Tell us what you have noticed.
Homeowner, landlord, property manager or tenant? Tell us what’s worrying you, even if no leak is visible; photographs and repair history can help explain the concern.
If recurring mould or condensation is the main problem, Damp & Condensation may be a better starting point. Where concerns overlap, we’ll help you choose a suitable inspection or combination.
Before the visit, we’ll discuss the agreed areas and any preparation needed. Please let us know about access restrictions.
