Mould keeps returning?

Opening the window hasn’t helped?

You’ve tried airing the bathroom and cleaning the mould, but it keeps coming back. BathMetric looks into the bathroom conditions that may be contributing, so the next step is based on findings, not assumptions.

Our assessment combines thermal imaging, relevant measurements and visual checks. You receive a photo-supported report explaining what we found and practical recommendations on what to address next.

Clear findings. Practical next steps.

Your report explains the findings in plain language. It provides a record you can use to plan maintenance, discuss repairs or arrange further investigation.

  • Understand the concern: Photographs, relevant thermal images and readings showing the conditions identified and what may be contributing to the problem.

  • Decide what comes next: Prioritised recommendations explaining what to address, what to monitor and when specialist help is appropriate.

  • Ask questions: One clarification call to discuss your report and recommendations.

How we investigate.

We start with what you’ve noticed, when it happens and what has already been tried. We then assess the bathroom’s visible condition, relevant measurements and the history you provide together, rather than relying on a single reading.

  • The areas worrying you: We examine accessible surfaces for condensation, staining, visible mould-like growth and moisture-related damage. We compare what we find with where and when you report the problem recurring.

  • Moisture, humidity and cold surfaces: We take selected non-invasive moisture readings, air-temperature and humidity measurements, and relevant surface-temperature readings. Thermal imaging supports the assessment where conditions allow useful interpretation; we consider the findings together.

  • How your extractor performs: We check fan operation and controls, and measure extraction airflow where the arrangement and access allow a valid test. You receive an explanation of its observed and measured performance, not just a note that the fan runs.

Thermal imaging: a closer look at cold spots.

We use an infrared camera to examine accessible bathroom walls and ceilings for cold areas and uneven surface-temperature patterns (FLIR, Thermography reference documentation). This helps us target locations for closer assessment, not just the areas where a problem is already visible.

Assessing cold surfaces alongside humidity and moisture findings helps us consider conditions that may encourage condensation and mould growth (BRANZ, managing temperature and condensation). Thermal patterns may also indicate missing, displaced, or uneven insulation, but other building features can produce similar patterns, so further checking is needed (FLIR, section 4.4.1).

Your report includes relevant thermal images with a plain-language explanation of what they suggest. We distinguish possible concerns from confirmed findings and explain any limits caused by the conditions during the visit.

Beyond the room itself.

Where relevant and safely accessible within the agreed scope, we check the extractor ducting and where air is discharged outside. We also assess the positioning and visible condition of insulation above the bathroom, noting gaps, displacement or visible damage.

Any roof-space access must be agreed and safe. Concealed or inaccessible arrangements are recorded as limitations, not assumed satisfactory.

Not sure whether it is condensation or a leak?

Start by telling us what you have noticed and where it happens. We’ll help you decide whether Damp & Condensation, Moisture Inspection or a suitable combination addresses your concerns.

If the inspection identifies signs that warrant a separate leak investigation, your report will explain the recommended next step. Further testing outside the agreed scope requires separate arrangements.

Scope and limits.

This is a non-destructive assessment of accessible conditions during one visit. It does not establish conditions over time or guarantee that every cause or concealed defect will be identified; if longer-term monitoring or further checks are recommended, these require separate arrangements.

Thermal imaging is not a mould-detection test or confirmation of concealed insulation condition. We interpret patterns alongside other evidence and recommend further checks where needed.

The service does not include mould sampling or species identification, cleaning, remediation, repairs, fan installation or extended environmental monitoring. It does not provide medical advice, determine responsibility, or certify health, air quality, waterproofing or statutory compliance.

Tell us what you have noticed.

Homeowner, landlord, property manager or tenant? Tell us where the problem occurs, when it returns, and what you've already tried.

Photographs taken when condensation or other symptoms are present can help explain the history. Before the visit, we’ll discuss the agreed areas, access restrictions and any preparation needed.
